That\u2019s why we pay atten\u00adtion to the impact that even the most everyday actions have on the future - ecolo\u00adgi\u00adcally, socially and legally. As such, we only ever use sustainable office materials in our offices, utilize green electri\u00adcity, and offer fair-trade coffee. We pay atten\u00adtion to ergonomic workplaces and healthy lunches as well as to regular training for our employees.\n

To ensure that we always have our finger on the pulse when it comes to ESG, we have set up a task force speci\u00adfi\u00adcally for this purpose.[\/vc_column_text]<\/p>

ESG in
\ndevelo\u00adp\u00adments<\/strong><\/span><\/h2>[vc_column_text]Buildings account for around 40% of energy consump\u00adtion and emissions in the European Union. There\u00adfore, the respon\u00adsi\u00adbi\u00adlity we have as develo\u00adpers is considerable, and we strive to live up to it in each and every project. Our commit\u00adment begins with the efficient planning of our projects, conti\u00adnues with green or reten\u00adtion roofs and rainwater manage\u00adment, and is finalized with the use of renewable energy sources and high energy standards.\n

Of course, we also attach great importance to social aspects. Age-appro\u00adpriate, barrier-free living or special arran\u00adge\u00adments for student housing are just as much a part of our projects as working in partner\u00adship with public and social insti\u00adtu\u00adtions or imple\u00admen\u00adting neigh\u00adbour\u00adhood manage\u00adment struc\u00adtures in larger mixed-use neighbourhoods.<\/p>\n

In all our activi\u00adties, we comply with the current legis\u00adla\u00adtion on minimum wages and on curbing illegal employ\u00adment. For us, this is a matter of course.[\/vc_column_text]<\/p>

The partner\u00adship seeks to contri\u00adbute positively to our built environ\u00adment while meeting environ\u00admental and social demands.\n

In July 2023, we joined the Berlin associa\u00adtion Transit\u00adr\u00e4ume<\/strong><\/a> to make open spaces in our proper\u00adties available for interim cultural use. Transit\u00adr\u00e4ume Berlin e.V. organizes the use of vacant proper\u00adties and mediates between creatives, politi\u00adcians and property owners. By offering spaces for art and culture, we wish to contri\u00adbute to revita\u00adli\u00adzing locations and especi\u00adally urban districts.[\/vc_column_text]<\/p>

Insel 3<\/strong><\/span><\/h3>[vc_column_text]The Insel 3 building was constructed accor\u00adding to the energy standard of the KfW Effici\u00adency House 70 (EnEV 2009) with controlled venti\u00adla\u00adtion and heat recovery. The project was developed within the frame\u00adwork of the IBA 2013. The building exceeds the energy standard of the KfW effici\u00adency house (EnEV 2009) by 30% as part of the requi\u00adre\u00adments for projects under the IBA 2013<\/span>.<\/span> <\/span>[\/vc_column_text]

We became a member of the German federal initia\u00adtive Impact Inves\u00adting<\/strong><\/a> in July 2023. In working groups and within the scope of various projects, we are actively involved in the expan\u00adsion and deepe\u00adning of impact inves\u00adting in Germany. <\/div>[vc_column_text]On behalf of our inves\u00adtors, we are involved in various fundrai\u00adsing projects. We sponsor a bee colony at BEE-RENT<\/a><\/strong>, for example, and donate to the German Depres\u00adsion Aid Founda\u00adtion<\/strong><\/a>, which aims to improve care for people suffe\u00adring from depres\u00adsion and reduce the incidence of death by suicide in Germany. We also make annual donations to \u201eDie Arche<\/a><\/strong>\u201c, which is dedicated to helping children from socially disad\u00advan\u00adtaged backgrounds. We also support the Ottobock Global Founda\u00adtion<\/a><\/strong>, which provides injured war refugees with prostheses, orthoses and wheel\u00adchairs, as well as the Loki Schmidt Stiftung<\/a><\/strong>, which has been buying, planning and maintai\u00adning land for nature conser\u00adva\u00adtion for 40 years. Another initia\u00adtive that can count on us as a donation partner is the \u201eMoney Hangs on Trees<\/strong><\/a>\u201c project, which harvests leftover fruit and conti\u00adnues to process this into juices.[\/vc_column_text][\/vc_tta_section][vc_tta_section title=\u201eClassified funds\u201c tab_id=\u201eklassifizierte-fonds\u201c][vc_column_text]Since the estab\u00adlish\u00adment of HTIM, our fund products have been incre\u00adasingly inves\u00adting in subsi\u00addized and affordable rental housing, housing for the elderly, and energy-efficient new buildings (especi\u00adally KfW-55 standard or higher).
\nOn March 10, 2021, the EU Disclo\u00adsure Regula\u00adtion came into force, the main inten\u00adtion of which is to encou\u00adrage sustainable invest\u00adment. It is designed to help inves\u00adtors in their product selec\u00adtion by classi\u00adfying funds into three diffe\u00adrent catego\u00adries, which corre\u00adspond to Articles 6, 8 and 9 of the Regula\u00adtion. We have already started to classify the first two of our existing funds as ESG strategy funds as defined in Article 8 and plan to initiate all other funds as ESG strategy funds as defined in Article 8 or 9 going forward.[\/vc_column_text][\/vc_tta_section][\/vc_tta_accordion]

\n<\/strong><\/span><\/h2>[vc_column_text]We are a modern and customer-oriented property manager, and the sustaina\u00adbi\u00adlity of real estate is an important factor in our day-to-day opera\u00adtions. We take care to balance environ\u00admental, social and gover\u00adnance criteria. An econo\u00admical and respon\u00adsible use of available resources while maintai\u00adning economic effici\u00adency is a decisive aspect. We also see it as our duty to raise aware\u00adness among tenants and service provi\u00adders so that they conduct their activi\u00adties in a more sustainable manner. Digitiza\u00adtion is a general prere\u00adqui\u00adsite for a functio\u00adning sustaina\u00adbi\u00adlity strategy, so that the data can be used and compared for relevant evalua\u00adtion processes.\n
